DBusiness: New $64.6M Residential Tower Planned North of Detroit’s Greektown

In a recent article, DBusiness featured The Exchange, a new $64.6-million, 16-story residential tower planned for the southwest corner of Gratiot Avenue and Brush Street in downtown Detroit.

Ghafari is a proud member of the design team supporting Gratiot Acquisition Partners and LiftBuild (a subsidiary of Barton Malow). Work on the site is projected to start in October. Construction is expected to be fairly quick using LiftBuild’s signature method in which the core elevator and mechanical shaft will be built first. From there, residential or office floors will be built on the ground level and then hoisted to the top, followed by the next individual floor. The process saves about 30 percent of the time compared to conventional construction methods.

In addition to 165 residential units, the building will also offer 30 private office suites on the first floor that can be leased by the residents or the public, along with a 950 SF space ideally for a small grocer offering prepared food. The second floor will offer a resident clubroom, fitness center, and a deck.
