Recognizing Grand Rapids’ continual growth, Orion Real Estate Solutions determined that more hotel rooms were needed in the core of downtown. To capitalize on this demand, they decided to develop a mixed-use, two-tower building - which would include a hotel - on the site of a former service parking lot, engaging Ghafari to provide design services. After three years of careful planning and exploring multiple design options, the project broke ground in June of 2017.


This development provides 420 parking spaces, a 12-story Hyatt Place hotel, a 15-story office tower, and street-level restaurant and retail space.

As the design evolved, our team worked closely with the owner and the anchor tenant for the office tower, to coordinate the building’s operational needs, along with any tenant operations and design wishes. We also provided Orion with eye-catching imagery to help them attract tenants, including Warner, Norcross + Judd, the city’s oldest and largest law firm, as the anchor tenant.

Revitalizing an underused surface lot in the heart of downtown became a priority for the owner. Given the widely held concern for the lack of parking in the area, maximizing parking capacity was an important aspect of the development.

Construction was sequenced with the office tower starting first, followed by the hotel construction with the major trades moving from one to the other.


The project has dramatically changed the space, replacing a 125-space surface parking lot with new Class A office space, a 160-room select service hotel, and 420 parking spaces to serve the project and the surrounding area.
