Due to its proximity to the Medical Mile, Grand Valley State University, and the highway, the Belknap neighborhood of Grand Rapids has attracted multi-family housing developers interested in revitalizing this area of the city. The combined team of Orion Real Estate Solutions (ORES) and DTN Management decided to construct a mixed-use facility – The Gateway at Belknap Apartments – that capitalizes on growing interest in the neighborhood while respecting its original character. Our team worked collaboratively to design a building that considers the context of the existing neighborhood and its residents, which include healthcare workers and students.


Our design provides 96,000 SF of mixed-use space, with ground-floor retail / restaurant space, 86 apartment units, and below-grade parking for residents. The residential space includes upscale studio, one- and two-bedroom apartments, as well as 88 rowhouses.

With the support of the Belknap Neighborhood Association, our team listened to concerns regarding maintenance and the preservation of the neighborhood, and designed accordingly to sustain the integrity and “neighborhood” feel to the development. The resulting building successfully fills the need for “transitional architecture”, incorporating both contemporary and original elements.


Currently, The Gateway at Belknap is the only commercially zoned property in the Belknap neighborhood, setting the standard for future development in this area. The ground-floor restaurant / retail space and rowhouses aid in activating the street and provide key resources in a quickly developing neighborhood. Its adjacency to the Medical Mile provides healthcare workers with convenient housing. Ultimately, this project can be credited for kick starting the transformation of one of the city’s oldest neighborhoods.
