The former North Pier Terminal building is a historic warehouse in Chicago’s Streeterville neighborhood. To meet the changing residential landscape, an investment group planned a conversion of the 530,000 SF, seven-story heavy timber structure into a mixed-use facility with 285 apartments and 140,000 SF of commercial space.

Our team took on the massive renovation with an evolving design scope, which required an intricate and wide-ranging upgrade to the complex. Uneven floor space and worn structural columns were in need of correction. Additionally, it was critical that the renewal take place without interfering with the operations of existing commercial tenants or disrupting the surrounding neighborhood.


Through cohesive team management and strategic scheduling, our construction services team developed a solution to the project’s challenges. We managed a team of 56 subcontractors to complete construction over a two-year period on time and on budget.

The interior work involved the demolition of all MEP utilities, ceilings, floors, and walls, followed by the installation of building systems infrastructure, utilities distribution, and interior finishes. The exterior work included landscaping, envelope restoration, masonry, fenestration, a green roof and an outdoor deck.

During construction, we also provided laser scanning and 3D building information modeling, capturing approximately 600 scans of the building to facilitate the installation of new utilities without disrupting the original structure.


We applied strategically-phased construction and nimble team coordination to expedite services at minimal disruption to tenants and surrounding neighbors. Importantly, our safety management resulted in a zero-incident rate from beginning to end of construction.

Our capacity for innovative construction methods brought uniformity and modernity to a unique complex. These services helped maintain its framing and character while providing new spaces that offer luxury and comfort to residents.
