In an effort to enhance the academic and student experience, St. Jerome’s University (SJU) embarked on a $34 million campus redevelopment program, their largest capital investment since the early 1960s. Given their concerns about the scope, budget, and fast-track schedule, they decided to adopt an integrated project delivery (IPD) strategy, which they believed best aligned with the spirit of collaboration that is a cornerstone of the university’s mission.

The SJU campus renewal marked the university’s first experience with IPD (and only the second IPD project in Canada), so they sought a consultant to help guide them through the process. Graham Construction, the project’s general contractor, engaged our team to provide full IPD consulting, coaching, and management services.

The redevelopment, which more than doubles the square footage of the campus, calls for a new seven-story residence building that will house 360 students and an additional two-story academic building featuring a 300-seat lecture hall and multiple classrooms. Pre-existing buildings are also receiving a facelift to offer an expansion of food services, library services, and renovated office and work spaces.

Our job was to guide the IPD team in project planning and information flow management. In addition, the team selected vPlanner, Ghafari’s pull planning software solution, to plan design, construction, and commissioning activities. Our consultants have provided vPlanner coaching services throughout the life of the project to facilitate collaboration, sequenced decision-making, and informed, timely feedback.

Under our guidance, the project team has realized the benefits of a more integrated approach, minimizing unnecessary rework and costly delays. When complete, this landmark project will serve as a testament to true collaboration and teamwork.
