This new 130-bed hospital will be one of the first for Sutter Health to feature a highly efficient model for patient-centered clinical care. The project utilizes, for the first time in the industry, a new collaborative eleven party Integrated Form of Agreement (IFOA), which includes the owner, general contractor, sub-contractors, and design consultants, as well as Ghafari as the integration manager. Under this agreement, the eleven party IFOA signatories share risk or savings on the project.

Ghafari is managing the project’s information workflows from design to construction, direct digital exchange workflows, building information models, and the overall approach to design for fabrication. Additionally, Ghafari is leading the value stream mapping and process improvement efforts to streamline overall project cost reporting, submittal processes and communication protocols. Careful planning of the 3D BIM process has enabled the team to eliminate redundant models and streamline the design-to-fabrication workflows. Hundreds of potentially high risk items have been identified and incorporated into the design early, preventing unnecessary rework later on in the process. As a result, the team has produced higher quality deliverables in about the same time or less than the conventional design process.

This groundbreaking project and Ghafari’s contributions to its success have been the subject of several articles and case studies, as well as the recipient of industry awards, including a FIATECH Celebration of Engineering & Technology Innovation Award for Process Innovation. The project is the subject of featured articles in the Engineering News-Record Smart Market Report and AECBytes “Building the Future” series.
